About this role
BMS PROJECT MANAGER London
£70,000 to £76,000 + £6,825 Car Allowance + Performance-Related Bonus + Benefits
If you already manage BMS projects, the question is how much of the project you actually get to own. This BMS Project Manager role puts you across the commercial, technical and operational sides of project delivery. You’ll manage programme, costs and resource, but you’ll also take responsibility for variations, payment applications, revenue forecasting, procurement, subcontractors and technical delivery. So this isn’t simply about keeping a programme updated and coordinating engineers. It’s an opportunity to take broader responsibility for how BMS projects across London are delivered and perform commercially. The package is £70,000 to £76,000 plus £6,825 car allowance, performance-related bonus, private healthcare and a pension starting at 7.5%.
WHAT YOU'LL ACTUALLY BE DOING AND WHY IT MATTERS
As BMS Project Manager, you’ll be accountable for delivering your projects to programme and budget while maintaining the required standards of quality and health and safety. That starts with planning and resource. You’ll develop and manage project programmes, forecast labour requirements and coordinate design and delivery resources. You’ll manage subcontractors and monitor their performance, while overseeing controls procurement and approving control panel designs. There’s also genuine commercial responsibility. You’ll manage project costs, submit variations and interim payment applications, prepare monthly revenue forecasts and Cash to Cash reports, and support final account agreements. Technically, you’ll remain connected to the engineering behind each project through design input, technical submissions and external design engineering reviews. Throughout delivery, you’ll maintain direct communication with customers, attend progress and project review meetings, report on performance and make sure the documentation keeps pace with the project through to completion.
WHY THIS ROLE COULD BE BETTER
For an experienced BMS Project Manager, many of the fundamentals will already be familiar. The reason to investigate this position is the breadth of ownership around them. Rather than being confined to programme coordination, you’ll have responsibility spanning three important areas:
• Commercial performance, including costs, variations, payment applications, revenue forecasting and final accounts
• Operational delivery, including programmes, labour forecasting, subcontractors, procurement and resources
• Technical delivery, including controls procurement, panel design approval, technical submissions and design reviews
That combination keeps you close enough to the engineering to make informed decisions while giving you meaningful involvement in the financial performance and delivery of your projects. If your current BMS Project Manager role separates those responsibilities across several people, this gives you the opportunity to broaden the part of the project you directly influence.
ESSENTIALS
You’ll need established project management experience within the BMS, building controls or closely related HVAC controls market. You’ll need sufficient technical understanding of BMS and HVAC products to contribute credibly to design, procurement and engineering discussions, rather than simply managing dates and actions. Commercial awareness is equally important. You’ll be dealing with costs, variations, applications, forecasting and project reporting alongside the operational delivery. Strong customer communication, leadership and organisational skills are required, together with competence using Microsoft Office and Microsoft Project. A full UK driving licence is essential.
THE CHALLENGES
This role carries genuine accountability across several parts of project performance. You’ll need to balance programme, cost, labour, subcontractors, procurement, engineering requirements and customer expectations rather than viewing each in isolation. When project circumstances change, you’ll need to understand both the delivery and commercial implications. That includes maintaining control of variations, forecasting, interim payment applications and project documentation alongside the physical progress of the job. You’ll also be responsible for ensuring projects comply with relevant company health and safety requirements, including CDM requirements and associated documentation. The projects are based across London, so regular attendance at project sites and progress meetings forms part of the role.
YOUR DEVELOPMENT
Your development won’t be limited to becoming better at programme management. The breadth of the BMS Project Manager position gives you continued exposure to the commercial, technical and operational disciplines involved in delivering controls projects successfully. That includes deeper experience in forecasting, variations and project financials alongside resource planning, procurement, subcontractor performance, technical design reviews and customer management. Ongoing training and development is part of the offering, with relevant training courses and meetings forming part of the role.
PACKAGE ON OFFER £70,000 to £76,000 basic salary £6,825 annual car allowance Company performance-related bonus scheme 7.5% pension, increasing to 8.75% after five years’ service and 10% after ten years 25 days’ annual leave, increasing to 26 days after two years’ service and 27 days after eight years
You’ll also receive:
• Private healthcare and associated health and wellbeing offers
• Opportunity to buy or sell additional holiday
• Competitive sick pay
• Cycle to Work scheme up to £2,000
• EV salary sacrifice scheme
• Interest-free EV charger loan up to £1,000
• Interest-free Smart Tech scheme up to £2,000
• Employee retail, leisure and travel discounts
