About this role

Construction Development Manager

Location: Cumbria-based office, with travel across the North East and North West
Salary: £52,000 to £65,000, depending on experience
Contract: Permanent, full-time
Benefits: Company vehicle or electric vehicle equivalent, fuel card, up to 15% annual bonus, hybrid working and pension

The opportunity

This is an excellent opportunity for an experienced construction or development professional to take ownership of a growing portfolio of property developments across the North of England.

You'll oversee projects from planning approval through to construction, completion and handover. You'll have the autonomy to manage programmes, budgets, consultants and contractors, while playing an important part in the continued growth of the business.

The role would suit someone who enjoys being closely involved in the full development process rather than focusing on just one element of project delivery. You'll balance time between the Cumbria office, development sites and hybrid working, with regular travel across the North East and North West.

The role

You'll take responsibility for the successful delivery of multiple development projects, ensuring they remain on programme, within budget and to the expected standard.

Your role will include:

  • Managing developments from planning approval through to practical completion and handover
  • Creating and maintaining project programmes, monitoring key milestones and addressing potential delays
  • Preparing and reviewing development appraisals, budgets, cash flows and cost forecasts
  • Monitoring project expenditure and identifying opportunities to improve value and profitability
  • Managing contractor valuations, variations and financial reporting
  • Coordinating architects, engineers, planners, ecologists, surveyors and other external consultants
  • Managing planning applications, statutory approvals and the discharge of planning conditions
  • Procuring and appointing contractors, subcontractors and professional consultants
  • Leading tender processes, contract negotiations and supplier performance reviews
  • Monitoring contractor performance across programme, cost, quality and health and safety
  • Building effective relationships with local authorities, utility providers, joint venture partners and other stakeholders
  • Providing clear project updates and accurate financial reporting to the Managing Director
  • Carrying out site visits and inspections to monitor progress, quality and compliance
  • Ensuring projects meet CDM Regulations and all relevant health and safety requirements

You may also support the assessment of future development opportunities as the company's pipeline continues to grow.

What we're looking for

You'll need a strong understanding of construction and development delivery, along with the commercial confidence to manage budgets, contracts and project performance.

Ideally, you will have:

  • At least five years' experience within construction, property development or project management
  • Experience delivering residential, commercial or mixed-use developments
  • Strong budgeting, forecasting and contract administration experience
  • A track record of managing consultants, contractors and multidisciplinary project teams
  • A good understanding of UK construction processes, planning requirements and building regulations
  • The ability to identify project risks and resolve issues before they affect programme or budget
  • Strong negotiation, communication and stakeholder management skills
  • A full UK driving licence and the flexibility to travel across the North of England

A relevant qualification in Construction Management, Quantity Surveying, Project Management, Civil Engineering or a related subject would be beneficial, but practical experience is equally important.

Professional membership of RICS, CIOB, APM or a similar organisation would also be beneficial, as would experience of property development, housebuilding, regeneration projects and JCT contracts.

Benefits

  • Salary of £52,000 to £65,000, depending on experience
  • Company vehicle or electric vehicle equivalent
  • Fuel card covering business and agreed personal mileage
  • Annual performance bonus of up to 15%
  • Hybrid and flexible working arrangements
  • Pension scheme
  • Direct access to senior decision-makers
  • The opportunity to take ownership of a growing development pipeline across the North of England

Why consider this role?

This is more than a project delivery position. You'll have genuine visibility across the business and the opportunity to influence how developments are planned, procured and delivered.

For someone commercially minded who enjoys taking ownership and seeing a development through from planning to handover, this offers the chance to make a clear impact within a growing business.
