Clerk Of Works
About this role
Clerk of Works – Housing Association
Location: Cardiff / Greater Cardiff Area
Salary: £40,000 – £45,000
Benefits: Generous Annual Leave, Excellent Pension Scheme
Job Type: Permanent
The Opportunity
An excellent opportunity has arisen for an experienced construction professional to join a well-established housing association in South Wales as a Clerk of Works.
This is a fantastic opportunity for an experienced Site Manager, Assistant Site Manager or existing Clerk of Works looking to move into a client-side position with an organisation offering excellent job security, benefits and long-term career prospects.
Working directly for the housing association, you’ll play a key role in overseeing the quality of construction, refurbishment and maintenance works delivered by external contractors across its housing portfolio.
The position offers a varied workload covering new-build social housing, planned maintenance, refurbishment, void properties and improvement programmes throughout the Greater Cardiff area.
Rather than managing the day-to-day running of construction sites, you’ll be representing the client, ensuring contractors deliver works to the required standards, specifications and quality expectations.
Key Responsibilities
- Undertake regular site inspections across new-build, refurbishment and maintenance projects.
- Monitor the quality of workmanship delivered by external contractors.
- Ensure construction works comply with drawings, specifications, building regulations and contractual requirements.
- Identify defects, poor workmanship and non-compliant works.
- Monitor contractor performance and report on progress, quality and outstanding issues.
- Undertake snagging inspections and oversee the resolution of defects.
- Inspect completed void refurbishment and planned maintenance works.
- Liaise with contractors, site managers, project managers and internal housing teams.
- Maintain accurate inspection records, photographic reports and progress updates.
- Support the successful handover of completed properties.
- Ensure works are completed to a high standard, delivering value for money and quality homes for residents.
About You
We’re particularly interested in speaking with experienced Site Managers looking to make the move into a client-side role.
You don’t necessarily need previous Clerk of Works experience, provided you have a strong technical construction background and a good understanding of residential construction.
Ideally, you’ll have:
- Experience working as a Site Manager, Assistant Site Manager, Clerk of Works or similar construction professional.
- A strong background in residential construction, social housing, refurbishment or maintenance.
- Excellent knowledge of construction methods, materials and workmanship standards.
- The ability to identify defects and challenge contractors professionally.
- A good understanding of building regulations and construction health and safety.
- Strong communication and organisational skills.
- A practical, hands-on approach and excellent attention to detail.
- A full UK driving licence.
What’s on Offer?
- £40,000 – £45,000 salary
- Generous annual leave entitlement
- Excellent pension scheme
- Permanent, secure employment with an established housing association.
- Opportunity to move away from traditional main contracting into a client-side position.
- Varied workload across new-build housing, refurbishment and maintenance.
- Excellent long-term career prospects within a respected organisation.
Why Consider This Role?
For an experienced Site Manager who enjoys the technical and quality aspects of construction but is looking for a change from traditional site management, this could be an ideal next step.
You’ll have the opportunity to use your construction knowledge in a client-side capacity, working across multiple projects and helping deliver high-quality homes throughout South Wales.
