About this role

Senior Quantity Surveyor - Healthcare

An established construction consultancy is looking to recruit an experienced Senior Quantity Surveyor to join its growing Cost Management team in London.
This is an excellent opportunity for a chartered Quantity Surveyor to take a leading role in delivering complex healthcare and public sector projects, providing strategic commercial advice and building strong relationships with clients and project stakeholders.
You will work on a varied portfolio of projects for NHS Trusts and other healthcare organisations, including major capital developments, estate transformation programmes, refurbishment, backlog maintenance, compliance-led works and infrastructure improvements. There may also be opportunities to work across education, life sciences and other complex property projects.
The role offers significant responsibility, with the opportunity to lead commissions independently from feasibility through to completion, manage project teams and contribute to the continued growth of the wider business.
Working alongside Associate Directors and Directors, you will take ownership of project delivery, client relationships, team performance and commercial outcomes, with a clear opportunity to progress towards Managing Quantity Surveyor.

Key Responsibilities

  • Project Leadership: Lead cost management commissions from inception to completion, taking responsibility for scope, programme, quality, client satisfaction and commercial performance.
  • Client Management: Act as the primary day-to-day client contact, providing commercially focused advice and developing trusted relationships with senior stakeholders.
  • Cost Planning and Reporting: Prepare and review feasibility studies, cost estimates, cost plans, cash flow forecasts, risk allowances, benchmarking and commercial reports to support funding decisions and project governance.
  • Procurement: Develop procurement and contracting strategies, manage tender processes, prepare contract documentation and provide recommendations on contractor appointments.
  • Post-Contract Cost Management: Lead valuations, forecasting, change control, risk management, cost reporting and final account negotiations.
  • Healthcare Projects: Manage commercial delivery within live healthcare environments, accounting for patient safety, clinical continuity, phasing, decant, infection prevention, access and operational requirements.
  • Contract Administration: Apply working knowledge of JCT, NEC and other relevant contracts, ensuring contractual notices, assessments, instructions and project records are managed effectively.
  • Risk and Value Management: Identify and mitigate commercial, programme and procurement risks, lead value management exercises and identify opportunities to improve efficiency and whole-life value.
  • Stakeholder Engagement: Work closely with NHS estates, finance, procurement, clinical and operational teams, as well as contractors, consultants and other project stakeholders.
  • Team Management: Coordinate project resources, delegate responsibilities, review technical outputs and mentor junior Quantity Surveyors, graduates and apprentices.
  • Commercial Management: Manage commission budgets, fee forecasts, resource allocation, scope changes, invoicing and financial performance.
  • Business Development: Contribute to bids, proposals, client presentations and account development, identifying opportunities for repeat business and wider service delivery.
  • Continuous Improvement: Promote technical excellence, digital innovation, sustainability, knowledge sharing and best practice across the team.

About You

To be successful in this role, you will ideally have:

  • A degree in Quantity Surveying, Construction Management or a related discipline.
  • MRICS status or an equivalent recognised professional qualification.
  • Strong experience delivering quantity surveying or cost management services, ideally within a construction consultancy.
  • Experience working across healthcare, public sector or other complex built environment projects.
  • A proven track record of independently leading commissions from feasibility through to post-contract delivery and completion.
  • Experience with NHS Trusts, public sector frameworks, live estates, complex refurbishment, backlog maintenance or major healthcare capital projects would be particularly advantageous.
  • Strong pre- and post-contract cost management expertise, including estimating, cost planning, procurement, tendering, contract administration, change control and final accounts.
  • A good working knowledge of JCT and NEC contracts, public sector procurement and governance requirements.
  • The confidence to lead meetings, present recommendations, challenge constructively and influence clients, contractors and senior decision-makers.
  • An understanding of the challenges associated with delivering projects in live healthcare environments, including clinical continuity, compliance, phasing and operational resilience.
  • Strong commercial awareness, analytical skills and the ability to communicate complex financial information clearly.
  • Experience managing project teams, reviewing technical work and supporting the professional development of junior colleagues.
  • Excellent commission management skills, including fee management, resource planning, forecasting, scope control and invoicing.
  • A proactive and collaborative approach, with the ability to manage competing priorities while maintaining high standards of delivery.
  • Proficiency in Microsoft Office, particularly Excel, and cost management software such as CostX or equivalent platforms.
  • An interest in digital innovation, sustainability, market intelligence and emerging construction industry practices.

What Success Looks Like

You will independently lead commissions, delivering projects to agreed scope, programme, quality and commercial objectives while maintaining strong client relationships.
Your cost plans, forecasts and financial reports will be accurate, timely and trusted, with risks and changes identified early and managed proactively. You will provide commercially sound advice that balances affordability, value, compliance and operational requirements, particularly within complex healthcare environments.
You will also take responsibility for project resources and financial performance, provide effective leadership to junior colleagues and contribute to the development of client accounts and new business opportunities.
As you establish yourself in the role, you will have the opportunity to take on larger commissions, develop strategic client relationships and demonstrate the leadership and commercial judgement required to progress into a Managing Quantity Surveyor position.
